REALTORS® Give Back
Across Washington, REALTORS® are proving that being a good neighbor goes far beyond the closing table.
From packing food for families at the food bank to cleaning parks, preserving local history, painting homes, building fences, and partnering with community organizations, REALTORS® are rolling up their sleeves to make a lasting difference in the communities they serve.
These volunteer efforts are a reminder that strong neighborhoods aren't built by houses alone—they're built by people who care, show up, and give back.
Thank you to every REALTOR® who is helping create stronger, healthier, and more connected communities across Washington.

Legal Hotline Q&A of the Week
|
Question
The 35C where the seller asks for information from the inspection report shows the buyer has 1 day to respond. What are the ramifications of the buyers agent not sending the pertinent information within the timeline?
|
Answer
If buyer fails to timely provide the portions of the report requested by seller, buyer is in breach of contract. The remedy for buyer's breach will depend upon the materiality of the breach and that is something that broker should advise broker's client to discuss with a lawyer who represents the client.
However, if the portion of the report that was requested was the inspector's recommendation, justifying buyer's claim for "additional time", then buyer's claim for additional time becomes ineffective if buyer fails to timely deliver the inspector's recommendation. For example, if buyer's original inspection contingency time would otherwise expire on Monday at 9 pm but on that day, buyer delivers a Form 35 claiming additional time and later that same day, seller delivers a Form 35C consenting to receive inspector's recommendation, then buyer's failure to timely deliver the inspector's recommendation would invalidate buyer's original claim for additional inspection time. The result of buyer's failure would be that buyer's inspection contingency terminated at 9pm on Monday night.
