Question
The Form 35 states that buyer may not provide the inspection report or any portions of the inspection report without Seller's written consent. My question is, when representing Buyers, sometimes you get bids or reports from other professionals during that same inspection period like an electrician, a contractor, etc. and if the Buyer's agent sent that with the 35R inspection response would that count as part of the inspection report? Sometimes we are asking for that work to be completed or sometimes its simply asking for a credit. Is sending a bid, report or estimate from a professional other than the inspector waiving the Buyer's inspection contingency?

Answer
Buyer is prohibited from delivering any portion of the buyer's inspector's report without seller's consent. Buyer is not prohibited from delivering a contractor's bid, identifying work or the cost of work that needs to be done.
