COMPUTATION OF TIME CHALLENGE!
Question: The parties reach mutual acceptance on Wednesday, December 4, 2024. The buyer has a 10-day inspection contingency. On the final day of this 10-day period, the buyer claims the “Additional Inspections” period (5 days). On the final day of the “Additional Inspection” period, buyer requests concessions from seller. Seller’s 3 day response period begins and seller uses all three days and delivers a counter offer on the final day. Upon receiving the seller’s counteroffer, buyer has a 3-day reply period prior to expiration of buyer’s inspection contingency. What is the final day of the buyer's inspection contingency?

Question
Regarding your recent video on sharing compensation with someone on my team (Buyer Broker paying her team leader part of her comp) ... is it required that buyer broker disclose to buyer that buyer broker will share compensation with buyer broker's team leader?

Answer
Broker has no obligation to disclose to broker's client that broker will share compensation with broker's firm or other brokers in the firm who also represent the client. Broker must, however, disclose that broker is sharing compensation with a broker who is representing the other party to the transaction. If, in the scenario presented, the team leader does NOT represent the seller, then there is no obligation on buyer broker to disclose to buyer that buyer broker will share compensation with buyer broker's team leader.
