WASHINGTON STATE HOUSING FINANCE COMMISSION
The Covenant Homeownership Program is Now Open!
Exciting news! The Washington State Housing Finance Commission's Covenant Homeownership Program opened July 1st, offering assistance to low-income homebuyers statewide whose families have been harmed by racial discrimination in housing. Click here for the press release.
The bipartisan supported Covenant Homeownership Act was created by the Legislature in 2023 to help homebuyers with a no-interest loan covering the downpayment and closing costs.
To be eligible for the new Covenant program, people must be first-time homebuyers who earn no more than 100% of Area Median Income in the county where they live. They also must have lived in Washington before 1968 and be in one of the eligible racial groups – or have a direct ancestor who meets the criteria. Click here for the program information & FAQs.

DOL UPDATE
Alert! Professional Licensing System Maintenance
The Professional Licensing system will be down for maintenance July 26th 7:00 p.m. till 10:00 p.m.
Don’t wait till the last minute to renew. If your license is scheduled to expire 7/26, 7/27, or 7/28, please plan to renew prior to the 7/26/2024.
This outage has been scheduled for Friday evening at a time we hope not to inconvenience our customers. Unfortunately, if you do try to renew your license following the outage and experience technical issues, our staff will not be available to provide assistance until Monday, July 29th.
They apologize for the inconvenience while they are making updates to better serve their customers.

Question
When we put a date on the listing agreement for when the property will be “on market”, do we need to amend the date with a Form 18 if we are able to get on market before the date on the listing agreement, or is it “implied” that that field is “on or before” even though the form only says “on”?

Answer
Broker should amend the listing agreement to reflect the revised date that seller wants the property in the MLS. Broker always wants to avoid he said/she said arguments when it relates to contract provisions. Oral agreements that contradict written contract provisions will almost always fail in the face of a dispute.
